A Freehold Parcel Of Land Some 0.73 Acres With Full Planning Permission For 8 Dwellings

Property Description

A greenfield site located within the village of Llangurig some 5 miles south west of Llanidloes with easy access to Newtown, Shrewsbury, Rhayader and the university town of Aberystwyth. We are informed the site extends to some 0.73 acres (0.295 hectares) or thereabouts and it currently utilised as a paddock. Access is off the public highway at the western side of the site.

Planning

This greenfield site is generally level and lies within the jurisdiction of Powys County Council. Full planning was granted by the previous Montgomeryshire District Council in 1994 for the erection of 10 dwellings and creation of vehicular access under application M23449. The planning consent with a section 106 agreement dated 16th May 1994 requires that two of the dwellings have a local occupancy restriction. Planning was renewed on 17th December 1998 under application M23499. Construction on plots 3 & 4 was commenced in September 2003 by the laying of concrete foundations with works registered under Powys County Councils building control reference PM/JPF/2003/0360. The splay and entrance section of the access road was constructed in 2004 at a total cost of £25,532 under Powys County Council reference V0678 and the above works mean that the 1998 planning permission is implemented and can be continued.
Plots 1 & 2 were subsequently sold and a border oak style house was constructed under a completely independent planning consent. Copies of the planning consents will be available within the legal pack. A deposit of £12,462 has been lodged with Powys County Council in 2004 under the advanced payments code as security for the construction of the development access road to an adoptable standard.
In addition to the purchase price bid for the land, the purchaser will be required to pay to the vendor £20,000 for the benefit of the original APC deposit held by Powys County Council (subject to the terms of the deposit) together with all interest accrued on the deposit to the date of completion. The APC deposit plus interest accrued already exceeds £20,000. As and when the APC deposit is released by Powys County Council on completion of the private access road to the County Council’s satisfaction, the surplus over £20,000 will be for the purchaser’s benefit.
All interested parties should make their own investigations with the Local Authority and independently satisfy themselves with regards to any use they may propose.
