Property Description

The property comprises an established inland waterway marina originally developed in the 1970s. The office, chandlery and stores face the canal towpath with the dry dock and bungalow at the southern end of the basin. The marina basin extends to approximately 4.46 acres and is predominantly rectangular with direct access to the canal. There is fixed, serviced pontoon mooring with capacity for circa 85 berths depending on craft size. The offices and stores comprise a single storey building, overlooking the canal extending to approximately 176.94 sq.m. (1,903 sq.ft) . The dry dock facility comprises a steel frame building with painted block elevations under a pitched roof extending to approximately 396.44 sq.m. (4,265 sq.ft) with dry dock, 2 workshops, office and WC. The dry dock will accommodate a single narrowboat of all sizes. The property benefits from a right of way access as denoted in blue on the plan. Full title plans are available within the legal pack.

The Business

Opportunities to increase the income include more active management, boat sales, increased use of the workshop/stores areas and dry dock. Further details are available within the legal pack.
