Traditional values, modern solutions

Do you have a property to sell or let?

Commercial properties feature strongly in Bond Wolfe Auctions’ record-breaking catalogue which will go under the hammer on Wednesday 17 February.

The online livestreamed auction will have an ultra-early start of 8.30am to accommodate a huge list of 232 properties going under the hammer in what is the largest auction ever offered in the Midlands.

Ian Tudor, managing director of Bond Wolfe Auctions, said: “Our commercial lots attract nationwide interest, and we are anticipating competitive bidding on a diverse collection of commercial properties.”

The properties range from a used car sales site to an Italian restaurant, providing many investment opportunities.

Casa Italia at 491 Hagley Road, Bearwood, Smethwick, is a well known and long established popular restaurant. It consists of a deceptively spacious three storey end of terrace property which lies on the northern side of the A456 Hagley Road near its junction with Bearwood Road and Lordswood Road.

The property is freehold, subject to a 21 year lease from 21 September 1994 which was assigned in 2004. The current rental is £12,000 per annum.

Unusually, the property also comes with an advertising hoarding overlooking the adjoining petrol station which can provide an additional rental income for the purchaser. It is offered with a guide price* of £140,000+.

And as the economy revs up post-Covid, a used car sales site at 110-111 Wellington Road in Dudley, could prove popular.

The freehold property includes a prominently located used car sales pitch with associated showroom area, workshops, office, storage, sales forecourt and additional grassed area which could be surfaced to provide additional sales space. It has a guide price of £275,000+.

In Great Barr, a retail unit with accommodation above at 20-22 Booths Farm Road, is being offered. Formerly a gents’ hairdressers, this is a two storey mid-terraced unit with ground floor retail space and a self-contained two bedroom flat which is accessed from the rear of the property. It has a guide price of £95,000+.

Over in the East Midlands, a former community police office at 145 Oliver Road in Ilkeston, Derbyshire, looks a steal at a guide price of £10,000+. It is a vacant freehold property that may be suitable for redevelopment, subject to planning permission.

In West Bromwich, a retail investment opportunity is offered at 195 High Street on Princess Parade. The property is let to the established GR and MM Blackledge plc, trading as Bodycare, and has 2,368 sq ft on the ground floor and a further 1,345 sq ft available on the first floor.

The property is let for nine years expiring in June 2025 on an annual rental of £65,000 per annum. It is offered with a guide price of £435,000+.

A mixed use freehold investment property at 56/56a Wolverhampton Street in Willenhall comprises a retail unit on the ground floor with flat above producing a total annual rental of £10,200 per annum. It has a guide price of £100,000+.

With a guide price of £900,000, an industrial/office investment at Island Works, 122 Holyhead Road, Birmingham, may be for those with deeper pockets, but it is set on a site of 0.68 acres and is let to a long term tenant at an annual rental of £75,000.

And finally, when staycations are finally allowed again, a recently refurbished 11 bedroom hotel in Blackpool will undoubtedly prove popular. Stanley Hotel, 5 Livingstone Road, Blackpool, is close to all local tourist attractions, including North Beach, Blackpool Tower and Ballroom, Funland, Madame Tussauds, and numerous bars and restaurants.

The freehold property has a guide price of £105,000.

Bond Wolfe Auctions’ next online auction will be livestreamed via the website at www.bondwolfeauctions.com starting at the earlier time of 8.30am on Wednesday 17 February 2021, with remote bidding by proxy, telephone and internet only.
