A former care home site in Derbyshire, with full planning consent for the development of 28 new homes, is set to appear in Bond Wolfe’s next live-streamed auction.
Amberleigh Manor, on Primrose Hill in the village of Blackwell near Alfreton, will be offered with a guide price* of £625,000+ in the auction on Thursday 5 February. The two-acre site benefits from excellent connectivity, with convenient access to the M1 motorway.
James Rossiter, associate director at Bond Wolfe, said:
“This is a rare and valuable opportunity to acquire a well-connected development site with consent in place to deliver 28 new homes.
The approved scheme is split across two phases. Phase one involves the construction of 16 three-bedroom houses, comprising two detached, eight semi-detached and six terraced properties.
Phase two will see the conversion of the original manor building into 10 townhouses, alongside the construction of two additional semi-detached houses. This phase will deliver a further mix of homes, including five three-bedroom properties, six two-bedroom homes and one four-bedroom dwelling, all with associated parking.
Importantly, full planning permission has already been granted by Bolsover District Council for both phases, the site benefits from its own private access from Primrose Hill, and there are no Section 106 or affordable housing obligations.”
Amberleigh Manor is located within the village of Blackwell, close to the town of Alfreton and approximately 12 miles south of Chesterfield. Derby and Nottingham are both around 60 miles away.
Alfreton railway station is approximately 1.5 miles from the site, while Junction 28 of the M1 motorway is approximately 2 miles away, providing strong regional and national transport links.
Mr Rossiter added that offers above the guide price may be considered prior to the auction.
The Amberleigh Manor development opportunity will be among around 180 lots appearing in Bond Wolfe’s next auction, which will begin at 8.30am on Thursday 5 February.
The auction will be live-streamed via Bond Wolfe’s website, with remote bidding available by proxy, telephone or internet.
