A substantial former youth centre, detached house and adjoining land in Northfield is being offered for sale on behalf of Birmingham City Council in Bond Wolfe’s September auction.

The Halescroft Centre in Halescroft Square, Northfield, will go under the hammer with a *guide price of £250,000+**, offering developers, investors and other potential purchasers a significant opportunity in an established south Birmingham residential area.

The property became surplus to requirements following the relocation of Birmingham Youth Justice Service to new premises on Wake Green Road in Moseley.

Occupying a site extending to approximately 0.594 acres (0.241 hectares), the freehold comprises a substantial former youth centre, a detached former four-bedroom house and an additional parcel of land to the side.

The site stands back from the road behind a large forecourt providing ample off-road parking and may be suitable for a variety of alternative uses or redevelopment, subject to obtaining the necessary planning consents.

Gurpreet Bassi, chief executive of Bond Wolfe, said: “This is an unusual opportunity because a purchaser is effectively acquiring three elements in one – a substantial vacant commercial building, a detached four-bedroom house and additional land.

“The property requires comprehensive refurbishment, but the size of the site and the combination of buildings and land provide considerable scope for a purchaser to explore a range of potential future uses, subject to planning.

“Northfield is a popular and well-established residential area with excellent access to local amenities, transport connections and Birmingham city centre, while also being within easy reach of the north Worcestershire countryside.

“We expect the property to appeal to developers, investors and owner-occupiers who can recognise the potential offered by the site.”

The former youth centre is a single-storey building providing a range of accommodation, including a hall, assembly hall, offices, kitchen, storage and WC facilities.

The detached two-storey former house provides accommodation over two floors and was most recently used in connection with the centre. It includes a kitchen, common and interview rooms on the ground floor, with further offices and meeting rooms above. There is also a garage within the site.

The buildings require substantial refurbishment, giving a purchaser the opportunity to comprehensively reposition the property to suit their requirements.

Halescroft Square is situated in the popular residential area of Northfield, south-west Birmingham, with a range of shops, schools and everyday amenities nearby. Northfield town centre provides a wider selection of retail and leisure facilities, while road and public transport connections provide convenient access to Birmingham city centre and surrounding areas.

The property is one of a number of lots being offered on behalf of Birmingham City Council through Bond Wolfe’s regular property auctions.

Bond Wolfe’s next auction starts at 8.30am on Thursday 10 September. The auction will be livestreamed via Bond Wolfe’s website, with remote bidding available by proxy, telephone or internet.
