A neglected house in the Midlands with collapsed ceilings, jumbled content and overgrown gardens is expected to attract competitive bidding at an auction next week.

The work needed on 104 Hall Lane in Great Wyrley, Staffordshire has been reflected by an attractive guide price* of £91,000+ in Bond Wolfe’s livestreamed auction on Thursday 18 May.

James Rossiter, senior auction valuer at Bond Wolfe, explained that the property is being sold on behalf of South Staffordshire Council through their Empty Property Strategy.

This involved the council enforcing a sale to bring a property back into use as soon as possible and provide an additional, much-needed family home for local people.

Mr Rossiter said: “The end terraced property has a hall, an L-shaped reception room-come-dining room and a kitchen on the ground floor, with a landing, two bedrooms and a bathroom upstairs.

“The house stands back from the road with front and back gardens and has the benefit of a dropped curb and partial double glazing, although it is in need of refurbishment throughout.

“But for right owner, such as a first-time buyer with DIY skills or a landlord looking to invest in extending their portfolio, this property could soon become a comfortable family home.”

Great Wyrley is a village in a built up area near Cheslyn Hay, Churchbridge, Landywood and Little Wyrley, and is located six miles north of Walsall and a similar distance from Wolverhampton.

The village has a population of around 11,000 and has easy access to the Midlands motorway network via junctions T7 on the M6 Toll motorway and junction 11 of the M6.

Potential bidders can view the property from 10 to 10.15am on Wednesday 10 May, from 4 to 4.15pm on Friday 12 May and from 10 to 10.15am on Monday 15 May.

The Hall Lane property is one of 184 lots appearing in Bond Wolfe’s next auction property which is due to start at 9am on Thursday 18 May.
