Property Description

The Hatherton House Hotel was originally the village vicarage, believed to have been built in 1831. It was extended and incorporated into a hotel complex in the 20th Century and later became the Hatherton Country Club before being branded by one of the major hotel chains. The property which requires a comprehensive repair and refurbishment program is part fire damaged and largely stripped back to shell form. The accommodation comprises 55 former en-suite bedrooms (all fittings have been removed), former bars, function suites, meeting rooms, offices, reception area, kitchens, ancillary stores, fitness centre including two squash courts, gyms and indoor swimming pool. Location

The property occupies a rural location fronting Pinfold Lane and is adjacent to Penkridge Sports Centre and Penkridge railway station.
The property is a short stroll from the main street of the historic Penkridge village, where many of the shops and amenities are housed in buildings dating from 15th and 16th Century.
Penkridge lies in South Staffordshire, approximately 5 miles south of Stafford and 10 miles north of Wolverhampton.

1. VAT
The property is subject to an Option to Tax exercised by the vendor. Accordingly, VAT will
be chargeable on the sale price unless the purchaser intends to redevelop the property for

appropriate HMRC certificate (VAT1614D/G) to the vendor before completion.
Where such a certificate is provided, the effect of the legislation is that the vendor’s option
to tax may be disapplied, and no VAT will be added to the sale price.

All properties are sold subject to a reserve price, which is the minimum price the seller is willing to accept and is confidential between the seller and Auctioneer. The guide price is only an indication as to where the reserve is currently set and not necessarily the Auctioneers expectation of what it will sell for. If the guide price is a bracket figure, then the reserve price cannot be higher than the top end of the guide price, if the guide price is a fixed figure, then the reserve cannot be more than 10% above the guide price.
