The long leasehold property known as Dudley Court North at the Waterfront Business Park in Brierley Hill will have a guide price of £750,000+ in the livestreamed auction on Thursday 11 July.

Ian Tudor, commercial auction director at Bond Wolfe, explained that the offices had approximately 115 years left of unexpired lease, and came with established tenants paying a total of £115,029 a year.

  • Unit 1, first floor – Concept Technical Resources Ltd paying rent of £10,850 a year on a three-year lease.
  • Unit 2, ground and first floors – Access UK Ltd, paying £20,519 a year on a five-year lease.
  • Unit 3, ground and first floors – Evoscinc Ltd, paying £23,000 a year on a five-year lease.
  • Unit 4, ground floor – Media Print Group Ltd, paying £14,000 a year on a five-year lease.
  • Unit 4, first floor – Draycott Developments, paying £14,400 a year until September this year.
  • Unit 5, ground floor – Adecco UK Ltd, paying £12,000 a year on a five-year lease.
  • Unit 5, first floor – Wem Tech Solutions Ltd, paying £10,000 a year on a seven-year lease.

The Merry Hill complex has had considerable infrastructure improvements in recent years, particularly relating to the road network.

These works will culminate in the extension of the Midland Metro line with a new Metro station being located at the Waterfront, providing direct access to Birmingham city centre, the national railway network and Birmingham International Airport. There is also good access to the national motorway network via junction 3 of the nearby M5 motorway.

Dudley Court North is among 194 properties that are appearing in Bond Wolfe’s next auction, which will start at 8.30am on Thursday 11 July.
