Bond Wolfe has completed the sale of two prominent neighbouring properties on Royal Leamington Spa’s Parade, achieving a combined price of £1.68 million.

The four-storey retail investments at 38 and 40 Parade generate a total annual rental income of £130,000, equating to a net initial yield of 7.29%.

  • 38 Parade extends to 3,497 sq ft and is let in its entirety to Danish variety chain Flying Tiger Copenhagen, producing an annual rent of £75,000.

  • 40 Parade extends to 3,377 sq ft and is fully occupied by leading men’s fashion retailer Moss Bros, paying £55,000 per annum.

Royal Leamington Spa is a highly affluent Warwickshire spa town, renowned for its elegant Regency architecture. It offers excellent connectivity, with mainline Chiltern Rail services to Birmingham and London Marylebone, and easy access to the M40 motorway and Birmingham International Airport.
