Bond Wolfe sells historic Grade II-listed former pub near Norwich for £260,000
Bond Wolfe has completed the sale of a Grade II-listed former public house near Norwich dating back to the reign of King George III for £260,000.
The Gull Inn, located on the A146 Loddon Road near the village of Framingham Pigot, was sold to local investor Sean Parry in conjunction with Watling Real Estate, on behalf of the LPA receiver.
James Mattin, managing director of Bond Wolfe, said:
“Acting alongside Watling Real Estate, we are delighted to have secured a buyer for this historic landmark building.
The Gull Inn attracted interest from a wide range of buyers, and under the new owner’s stewardship I am confident the property is in safe hands.
We look forward to seeing this fine building brought back to life in the near future.”
Built around 1760, The Gull Inn is a distinctive whitewashed brick property with a timber doorcase, sash windows, and original internal features such as exposed beams and a central fireplace. While the interior reflects some late 20th-century alterations, the building retains much of its historic charm.
The property sits on a site of approximately 0.75 acres and extends to around 5,961 sq ft. The ground floor includes a bar and restaurant with seating for 165 guests inside and a further 45 covers outdoors, along with a commercial kitchen and toilet facilities.
Upstairs, there is an additional dining area, an office, and a roof terrace, as well as a three-bedroom manager’s flat with bathroom, storeroom, and reception room.
Externally, the landscaped gardens include seating areas, a feature waterfall and pond, plus car parking for around 44 vehicles.
The Gull Inn, which closed in September 2023, could be reinstated as a public house or adapted for alternative uses, subject to planning permission.
Walker Morris of Leeds acted for the seller, while McHale & Co Solicitors of Altrincham advised the buyer.
