Traditional values, modern solutions

Do you have a property to sell or let?

We have completed the sale of a long-established builders’ merchants site in Solihull to expanding builders’ supplier Buildland Ltd.

The freehold property at 1020-1022 Old Lode Lane was acquired from Mahoney’s, which had operated from the site for almost 50 years.

While the final sale price remains undisclosed, it is understood to have been close to the guide price of £1.25 million.

The prominent 0.6-acre site, which backs onto Sheldon Retail Park, includes approximately 14,282 sq ft of warehouse, sales and office accommodation, together with a large car park and extensive rear and side yard areas.

Our managing director, James Mattin, said:

“We are delighted to have assisted Mahoney’s with the sale of this well-known and strategically located site in Solihull.

“Mahoney’s has served the local community for more than 55 years and we now look forward to seeing Buildland continue the site’s long-standing association with the building trade.

“The property attracted strong interest and was sold following a competitive bidding process, highlighting the continued demand for well-positioned commercial sites of this nature.”

Buildland is a family-run builders’ merchant founded in 2002 and has grown to become one of the UK’s leading suppliers of building and landscaping materials, with established branches already operating in Redditch and Coventry.

The site occupies a prominent position accessed from Hobs Moat Road, directly off the A45 Coventry Road, with strong transport connections and surrounding residential catchment.

The immediate area benefits from excellent public transport links, including a bus stop directly opposite and Olton railway station approximately 1.6 miles away.

Nearby occupiers at Sheldon Retail Park include Morrisons, B&M and Marks & Spencer, while Birmingham Airport, the NEC and Birmingham International railway station are all located within approximately one mile.

Legal advice for Mahoney’s was provided by Shakespeare Martineau, while Askew LLP acted on behalf of Buildland.
