A historic former Victorian music hall in Worcester, now generating £34,000 per year in rental income, is set to feature in our next auction.

Vesta Tilley House, located in the Lowesmoor area of Worcester, will be offered with a guide price* of £250,000+ in the live-streamed auction on Thursday 26 March.

The substantial freehold property, which extends to approximately 7,209 sq ft, was originally built as a music hall in 1869 before later becoming a Salvation Army Citadel in 1881.

The building takes its name from Vesta Tilley, the internationally famous music hall performer who was born in Worcester and is known to have performed at the venue.

“This substantial freehold commercial property has a fascinating local history and is considered something of a landmark within the area.

“The building extends to approximately 7,200 sq ft and retains a number of attractive original features, including exposed beams and wood panelling.

“It is currently occupied by a church as a place of worship and by a local charity for offices and storage.

“The existing tenants generate a total rental income of £34,000 per annum, although the property may also offer longer-term potential for alternative uses, subject to planning permission.”

The accommodation comprises approximately 1,734 sq ft in the basement, 2,837 sq ft on the ground floor, and 2,638 sq ft on the first floor.

Part of the building, including the basement and part of the ground floor, is let to the Redeemed Christian Church of God on a five-year lease until March 2030, currently producing £12,000 per annum, rising to £13,000 from March this year and £14,000 from March 2028.

Another section of the ground floor and the first floor is occupied by Aspie Ltd, a respected local charity supporting people with Asperger’s syndrome. The charity currently pays £22,000 per annum, and it is understood that a new 12-month tenancy is being agreed.

The property will be sold freehold subject to the existing tenancies, and offers in excess of the guide price may be considered ahead of the auction.

Vesta Tilley House occupies a prominent position fronting Lowesmoor Terrace, close to the junction with Lowesmoor Place and Rainbow Hill, on the edge of Worcester city centre.

Lowesmoor Wharf Trade Park lies immediately to the rear, while the St Martin’s Quarter shopping area, Shrub Hill Retail Park and Worcester Shrub Hill railway station are all within a short walking distance.

Worcester itself is the county town of Worcestershire, situated on the River Severn, approximately 29 miles south-west of Birmingham and 25 miles north of Cheltenham, with convenient access to the M5, M50 and M42 motorways.

Vesta Tilley House will be among scores of lots appearing in our next auction, which is due to start at 8.30am on Thursday 26 March.
