Historic Walsall pub, now converted to flats, looking for £385,000 plus at Bond Wolfe’s May auction

Developers and investors alike will be competing for a historic former Walsall pub, now converted into flats, when it comes up for live property auction in Bond Wolfe’s May sale.

The Grade II listed White Hart, in Caldmore Green, is being offered with a guide price* of £385,000+. Converted into eight flats, it is currently empty and is considered suitable for redevelopment.

It is set to be one of the star lots when it goes under the hammer at Bond Wolfe’s live-streamed property sale event on Thursday, 18 May.

The property was originally the site of a timber-framed house owned in the 17^th century by the family of George Hawe, who had moved from Solihull to Walsall and became mayor in 1588. The current building was built in the second half of the 17^th century, with timbers from the original house used in the new roof.

By 1818 the former family home was now a pub, The White Hart, with one Henry Carter as the licensee. It underwent a major renovation in 1884, becoming the building that stands on the site today. It was converted to homes in 1994, divided into eight self-contained flats across the ground and first floors.

It occupies a triangular-shaped plot of land on the corner of Caldmore Green and Corporation Street. Each flat comprises a hall, reception room, kitchen, bedroom and bathroom with WC. One flat has two bedrooms.

On the second floor, a communal landing opens into two interconnected rooms previously used as an office and a library, with a kitchenette, WC and store. This could be converted to create a ninth flat.

Outside are communal grounds, outhouses and off-road parking. The property has an intercom door entry system for each flat and a storage heating system.

The White Hart is among scores of properties due to appear in Bond Wolfe’s next auction from 9 am on Thursday, 18 May.
