Kinver plot with permission for a four-bedroom home at Bond Wolfe’s September auction
A plot with permission of prime development land in the picturesque Staffordshire village of Kinver is likely to spark competitive bidding at Bond Wolfe’s next auction on Thursday 15 September.
The freehold residential development site is a 0.7 acres of land adjacent to 26 Dark Lane, Kinver, near Stourbridge, listed with a guide price* of £325,000+.
The plot comes with the benefit of planning permission for the development of a substantial detached house, offered with the option to purchase, at additional cost, further adjoining land extending to about 5.7 acres.
Colin Totney, land and development specialist at Bond Wolfe, said: “Kinver is a real hotspot for commuters from Birmingham and the Black Country. It is a highly sought-after village with high property values and a broad range of local services, as well as more than 50 listed buildings.
“Nearby is the National Trust’s Kinver Edge area of woodland and heath, with the famous rock houses.
“This is a hugely attractive area and the opportunity to build a large family home will be highly attractive to a wide range of investors and builders. The added attraction of building consent will mean bidding will be fierce, I have no doubt.”
The property comprises a broadly rectangular shaped parcel of land off Dark Lane extending to about 0.7 acres, with the benefit of planning permission to develop a substantial detached house with more than 3,000 sq ft of floorspace.
The option to buy the additional 5.7 acres for £100,000 will be available for 28 days from exchange on the building plot with a 28 day completion thereafter.
The site was originally occupied by a bungalow, demolished in the late 1990s, and has planning permission granted by South Staffordshire Council for the development of a replacement dwelling.
In May 2022, the council granted a two-year temporary consent to site a caravan for the use of the applicant whilst the house was constructed.
Mr Totney added: “With our livestreamed property auctions we are attracting interest from investors from across the UK and overseas, as well as from the West Midlands. Developer and builders are looking for the right site at the right price, and they know that is what they will find at our auctions.”
The Kinver site is among scores of lots appearing in Bond Wolfe’s next auction which is due to start at 9.30am on 15 September. The auction will be livestreamed via Bond Wolfe’s website with remote bidding by proxy, telephone or internet.
