Portfolio of ground rents in the south east offered at auction by Bond Wolfe

The growing reach of commercial property experts Bond Wolfe has been underlined by the firm’s appointment to sell a string of ground rent lots in Kent and Surrey at its December auction.

The West Midland’s based agency has built a strong national reputation for successful sales with its online auctions attracting bidders from across the UK and overseas.

As a result, Bond Wolfe will be handling the auction of 10 separate lots of ground rents on properties across the south east at its upcoming auction on Wednesday 8 December.

Among the 10 lots being offered, in association with Shepherd Property Consultants, is a portfolio of ground rents on four maisonettes at 71-77 Garrison Lane, Chessington, in Surrey.

Listed with a guide price* of £75,000+ it comprises three residential ground rents earning £100 per annum apiece, increasing to £200 per annum in the coming years, with a fourth earning £8.50 per annum.

The four freehold ground rents on maisonettes at 59-65 Amis Avenue, in Epsom, Surrey has a guide price of just £10,000+ and currently produce a total of £350 per annum, with three set to double to £200 in the coming years.

There is also a pair of ground rent lots on four maisonettes at 15-19 Shirley Close in Dartford, Kent, with a guide price of £65,000+, with three currently earning £100 per annum set to increase to £200 per annum in 2025 and 2026.

The ground rent of the neighbouring four maisonettes at 21-27 Shirley Close have a guide price of £40,000+.

Mr Tudor added: “These kinds of long-term property investments are proving increasingly attractive at our auctions as they will provide a steady income for decades to come – in many cases more than 100 years.

“It is clear there is a strong market for ground rents at present, particularly in an area where the residential property market is so strong.”

The portfolio of ground rents are among scores of lots that will appear in Bond Wolfe’s next auction which starts at 9am on Wednesday 8 December.
