Solihull developments in sought-after areas are expected attract bidders interested in developments to compete for lots at Bond Wolfe’s next auction on Thursday 9 February.

The first opportunity is land off Grendon Road, a residential cul-de-sac about 2.5 miles north west of Solihull town centre, which is appearing in the livestreamed auction with a guide price* of £75,000-£100,000.

Colin Totney, land and development surveyor at Bond Wolfe, explained that the freehold land, which is located to the rear of 35 Saint Bernards Road, extends to about 0.2 acres.

Mr Totney said: “This broadly rectangular shaped parcel of land may have potential for development, subject to planning permission and any other necessary consent.

“However, the land lies in the Olton Conservation Area and so interested parties must make their own enquiries with Solihull Metropolitan Borough Council with regard to planning.

“Bidders should also independently satisfy themselves as to the suitability of the site for any use or purpose they may propose.”

Another opportunity is a three-bedroomed, detached house at 26 Binton Road in Shirley, which has a guide price* of £295,000+ in the livestreamed auction.

James Rossiter, auction valuer at Bond Wolfe, explained that this vacant and freehold property had space at the side and rear that could make it suitable for an extension, subject to planning permission.

Mr Rossiter said: “This house stands back from the road behind a driveway and front garden, with plenty of space on the plot for various potential extensions, if planning consent was obtained.

“The ground floor currently has a porch, a hall with a toilet off, a kitchen, covered side passageway with garage access, utility or store area, an L-shaped reception and dining room, plus a conservatory.

“Upstairs is a landing, three bedrooms and shower room with toilet, while there are gardens outside front and back, with driveway parking and a side garage.

“The property benefits from gas central heating and the majority of windows are double-glazed, although the house in need of some modernisation.”

Binton Road is just a short distance from the Stratford Road which provides a wide range of local restaurants, high street shops and supermarkets.

The area is also served with good transport links via the M42 and is just a short walk from Shirley train station.

Another local property in the auction is a three-bedroomed, semi-detached house at 145 Highwood Avenue, which has a guide price of £79,000+.

Downstairs is a hall which has an understairs cupboard, a through reception room, dining kitchen, rear conservatory and toilet.

Upstairs is a landing, three bedrooms and bathroom with a driveway and gardens outside, but again the property is in need of modernisation.

The Solihull lots will be among 161 properties appearing in Bond Wolfe’s next auction which is due to start at 9am on Thursday 9 February.
