Do you have a property to sell or let?

A recently refurbished retail and office unit in the heart of Birmingham’s Jewellery Quarter is set to feature in Bond Wolfe’s next auction.

The long leasehold interest in 34 Tenby Street will be offered with a guide price* of £205,000+ in the live-streamed auction on Thursday 26 March.

Ian Tudor, commercial auction director at Bond Wolfe, said:

“This is an attractive and well-presented office or retail unit, forming part of the highly regarded Badge Works development in the heart of one of Birmingham’s most vibrant professional and creative districts.

“The property has undergone a significant programme of refurbishment in recent months, creating a contemporary and flexible space suitable for a variety of uses, subject to planning permission.

“The accommodation provides a main retail or office area, a fully fitted basement with staff facilities including a kitchen and toilet, and a mezzanine level accessed via a striking spiral staircase.

“Externally, the property also benefits from a rear parking space.”

The accommodation extends to approximately 557 sq ft on the ground floor, with a 197 sq ft basement and a mezzanine of around 368 sq ft.

The property is located on the eastern side of Tenby Street, between Tenby Street North and Albion Street, just a short walk from St Paul’s Square and within easy reach of the Colmore Business District.

The Badge Works development dates back to 2014, when a £1.45 million scheme transformed the former W Reeves Badges site into a mix of residential and commercial space, including townhouses, offices and a penthouse.

The long leasehold interest runs for 999 years from 1 January 2014, with an annual service charge of £1,804.17.

The property will be among scores of lots appearing in Bond Wolfe’s next auction, which is due to start at 8.30am on Thursday 26 March.

The auction will be live-streamed via Bond Wolfe’s website, with remote bidding available by proxy, telephone or internet.
