Bond Wolfe has successfully concluded the sale of a strategically positioned 3.75-acre site near the Merry Hill Shopping Centre and Waterfront Business Park, one of the West Midlands’ most prominent commercial destinations.

The freehold site, which enjoys extensive frontage to the busy A4036 Pedmore Road, was sold for £400,000 to an undisclosed buyer. The location benefits from high visibility and traffic volumes, making it attractive for a wide range of commercial and industrial uses.

The site sits just minutes from Merry Hill Shopping Centre, one of the UK’s largest retail destinations, and is adjacent to the thriving Waterfront Business Park, home to a mix of professional, leisure and office occupiers. The A4036 offers direct access to Dudley, Stourbridge, and further links to the M5 motorway, enhancing the site’s strategic appeal.

This sale highlights continued demand for well-located development and industrial sites across the Black Country, particularly those that offer potential for flexible use and capital growth.
