One of a historic terrace of Victorian properties in Wolverhampton city centre is set to go under the hammer at Bond Wolfe’s live streamed auction on Thursday 13 July.

Used as solicitors’ offices for many years, the three-storey building is being offered with vacant possession and could be converted to a range of different uses, given the necessary planning permission.

The Grade II listed character property at 22 Waterloo Road is listed with a guide price* of £280,000+.

Ian Tudor, commercial auction director at Bond Wolfe, said: “This is a significant and attractive property in Wolverhampton’s professional quarter, occupied by a well-established solicitors’ practice for many years.

“While it could continue with its existing use, it is clearly suitable for a variety of alternative commercial or residential uses, subject to planning permission.”

The building dates back to around 1850 and is part of Waterloo Road’s impressive Claremont Terrace, made up of six former Victorian houses now converted for use as offices.

Built of stuccoed brick there are a number of historic features including cast iron railings to the first floor balconies. Inside it provides 1,727sq ft of space across the three floors.

Mr Tudor said: “The building is currently configured to provide a ground floor entrance hallway, spacious reception, three office and an inner lobby with a tea area and two WCs.

“On the first floor there is a landing, four offices and a kitchen. On the second floor there is a landing and three further offices.
