Our commercial agency team has been instructed to market one of Leicester city centre’s most significant consented development opportunities, offering the chance to deliver a landmark mixed-use residential and hotel scheme in a highly prominent location.

The cleared freehold site at 97 Church Gate, Leicester, is being offered for £5,750,000 and benefits from planning permission for a substantial development comprising 142 apartments and a 170-bedroom hotel.

The approved residential scheme will provide:

• 22 studio apartments
• 67 one-bedroom apartments
• 53 two-bedroom apartments

Located within one of Leicester’s established commercial and retail districts, the site benefits from excellent connectivity to Leicester Railway Station, the city centre and major road links including the M1 and M69 motorways.

Church Gate also provides direct access to Leicester’s Highcross shopping destination and the city’s thriving Cultural Quarter, making the location particularly attractive for both residential and hospitality uses.
